Ground was broken over the Christmas Break for Patriot Corners, a mixed-use development located across from UT Tyler, on University Blvd. According to its developer, Andy Bergfeld, an investment group purchased the land several months ago and has been executing leases and tweaking final plans for construction. Bergfeld Realty Company, which will handle the leasing and management on the property, was able to finalize leases with Fuddruckers, known worldwide for their exceptional hamburgers, Cooley Cosmetic Family Dentistry, and a drive-through donut shop.
The shopping center will be about 8,600 square feet, with some outdoor seating at the Fuddruckers, and expected completion on the building is May of 2017. “I have had my eye on this area for about five years, but we needed a few pieces to fall together and the area to mature a little,” said Bergfeld. “With the groundbreaking on the new business school at UT Tyler, which is right across from our property, I think the timing is great. Adding 140,000 square feet of classroom space, with the students and faculty it will attract, obviously was a positive for our investors.”
UT Tyler, at its current rate of growth, could reach 18,000 students by the year 2020, according to a recent news story. That coupled with the residential growth on Old Omen Road in recent years and the widening of the Spur, puts Patriot Corners in a prime location for the future.
Texas-born heritage brand, Fuddruckers, has commenced construction on a fast casual restaurant in Tyler. The 4,100-square-foot location, which is anticipated to debut in Fall 2017, will be ideally situated across from the University of Texas campus at 3905 University Boulevard in the new Patriot Corners Shopping Center. A prime end cap will allow for a sizable outdoor patio.
Fuddruckers’ parent company, Houston-based Luby’s Inc, has a longstanding relationship with its landlord. Tyler-based Bergfeld Realty Company, LLC, which is developing and leasing Patriot Corners, also manages and leases Bergfeld Shopping Center, where Luby’s cafeteria has been a tenant since 1965, drawing generations of loyal locals.
